Tailorly Heritage takes on the continuous care of a small number of properties in Umbria and Tuscany on behalf of owners who live elsewhere. One representative, present on the ground, answerable to you and to no one else.
A distant house does not decline when something happens. It declines during the months when nothing happens and no one notices.
The damp patch that widens over winter. The craftsman who answers differently to a neighbour two hundred metres away and to a voice calling from London. The quotation nobody went to verify in person. Distance is not a logistical problem; it is a problem of attention. The Tailorly Heritage mandate exists to close that gap.
What it covers
Four disciplines, one mandate
These are not services to be bought separately. They are four dimensions of the same responsibility: that your house is cared for while you are away, and ready when you return.
Local Coordination
Craftsmen, technicians, gardeners, suppliers. Selected, coordinated and verified in person. You receive a report in English — not a chain of messages in a language that is not your own.
In-Residence Assistance
The house prepared before you arrive. A present point of reference for you and your guests throughout the stay. Daily needs resolved before they become requests.
Itineraries & Experiences
Itineraries built around a territory we know by birth, not by study. Access to selected professionals: growers, craftsmen, private houses, tables that appear in no guidebook.
The four disciplines do not merely add up; they hold each other in place. The person who checks your house in February is the same person who receives you in July, and who knows the winemaker eight kilometres away. It is that continuity that produces the result — not the breadth of the catalogue.
The Boundaries
What we do not do
Stating this is part of the mandate. A professional who accepts every instruction is specialised in none.
We are not a tour operator
We do not sell travel packages and we do not trade in journeys. Itineraries are created for the owner and their guests, as an extension of the mandate over the house.
We are not brokers
We do not act in property sales or lettings, nor in financial or insurance advice. Where these are needed we introduce you to qualified professionals — with no return of any kind to us.
We do not run short lets
Your house does not enter a hospitality circuit. The mandate is one of custody and care, not of yield: these are two trades with opposing incentives.
How we are paid
No commissions from suppliers.
We work under an Italian mandato con rappresentanza — a mandate with power of representation. Our fee is agreed with you in advance and does not depend on how much you spend. We receive no commissions, fees or rebates from suppliers, craftsmen, estates or agencies.
This is a structural choice, not a promise. The moment our income depended on the craftsman's quotation, we could no longer tell you honestly whether that quotation was fair. We represent you. No one else.

How a mandate begins

The Conversation
A private conversation to understand the house, your distance from it, and what currently costs you peace of mind. It serves us too: not every property falls within what we do well.
02.
The Survey
A visit in person. Systems, structure, maintenance history, access, seasonal vulnerabilities. From this comes the exact scope of the mandate and the fee, agreed in advance.
03.
The Mandate
The signing of the mandato con rappresentanza. From that moment you have one representative on the ground, answerable directly to you, who accounts for every intervention.
A limited number of active mandates.
Every mandate is conducted personally by Soufiane Belaid. The maximum number of houses one person can truly know — their systems, their habits, their winters has to be limited. Beyond that threshold, care becomes delegation. Who answers

Lake Trasimeno, upper Umbria and the Val di Chiana. An area that can be crossed in an hour and that we know by birth rather than by study. Physical presence does not scale — which is precisely what makes it a service rather than a promise.

The questions we are asked
What is property care for a house in Italy?
Property care is the continuous care of a house while its owner is away: periodic inspections, checks on systems and structure, management of maintenance, coordination of local professionals and custody of the building. It is not short-let management, but the preservation of an asset over time.
What is an Italian mandato con rappresentanza?
A mandato con rappresentanza is an Italian legal instrument by which an owner authorises a representative to act in their name and interest with local suppliers and professionals. Our fee is agreed with you in advance. We receive no commissions, fees or rebates from suppliers.
Which areas do you cover?
The operating area covers Lake Trasimeno, upper Umbria and the Val di Chiana: Castiglione del Lago, Panicale, Città della Pieve, Perugia, Cortona and Montepulciano. The radius is deliberately narrow so that physical presence is real and response times are short.
Are you a travel agency or a tour operator?
No. Tailorly Heritage is neither a travel agency nor a tour operator and does not sell travel packages. Itineraries and experiences are built for the owner and their guests as one component of the mandate covering the care of the house.
Do I need to speak Italian to work with you?
No. All correspondence, reports and quotations reach you in English. Dealings with craftsmen, technicians, local authorities and utilities are conducted in Italian on your behalf — which is a substantial part of what the mandate exists to absorb.
Why is the number of mandates limited to ten?
Every mandate is conducted personally by the founder. Ten is the maximum number of houses one person can follow while retaining direct knowledge of each building, its systems and its habits. Beyond that threshold, care becomes delegation.
