Tailorly Heritage works under a mandato con rappresentanza — an Italian civil-law mandate under which we act in your name. Our fee is agreed with you in advance, scaled to the scope of the mandate, and paid by you alone. We take no commission, finder's fee or rebate from suppliers, tradespeople, properties or agencies. What we recommend to you is what we believe is right for you.
The method
One point of contact. Ten active mandates.
Every mandate is held by one person, who knows your house, your habits and the people who work in the area. There is no switchboard and no office to be passed along to.
The number of mandates held at any one time is fixed at ten. It is the point beyond which this way of working would stop working.

01 — The property
Property Care and Home Supervision
Scheduled inspections, coordination of maintenance and tradespeople, seasonal opening and closing, systems checks, and presence while you are away. The fee is scaled to the size of the property and the frequency of attendance.

Reservations, transfers, household staff, access, and whatever goes wrong while you are here. One number, one person, in English or Italian.

Introductions to producers, craftsmen, estates and private houses that appear on no public list. Relationships built over years, not directories bought in.

We work within an area that can be crossed by car in under an hour. That is deliberate: looking after a property is not something to be delegated from a distance.

How a mandate begins
I — A conversation
You write to us. We arrange a call or a meeting, with no commitment and no paperwork. It exists to establish what you actually need.
II — A mutual assessment
We visit the property, assess the scope of the work, and set out the perimeter of the mandate and the fee in writing.
III — The mandate
A mandate of fixed duration is signed. From that point you have one point of contact for everything.
Not every enquiry becomes a mandate. If we do not believe we are the right choice for you, we say so in the first conversation.
