These are not services to add up. They are four dimensions of the same commitment: that the house is cared for while you are away and ready when you return.

It is this continuity that produces the result, not the breadth of a catalogue. That is why there are never more than ten active mandates, each handled personally by the founder.

Never, by choice
- Short-term rentals. We do not rent the house out; we refer you to a manager, with no fee for us.
- Buying and selling. We do not act as real-estate brokers.
- Travel packages. We do not sell travel: every supplier invoices you directly.
- Tax filings. We do not replace your accountant; we coordinate with them.
- Your money. We do not collect or advance payments on your behalf.
- Commissions. We receive nothing from suppliers, tradespeople, venues or agencies.
Remuneration
A fixed fee. Nothing else.
Our fee is agreed with you in advance and does not depend on how much you spend. We receive no commissions, finder's fees or rebates from anyone.
The moment our income depended on the tradesman's quote, we could no longer tell you honestly whether that quote is fair.
- To make the house safe in an emergency we may authorise up to €300; above that, your written approval is required.
- Every invoice is in your name and comes to you.
- Final prices: Italian flat-rate regime, no VAT to add.

What we don't promise
We don't promise that nothing will break in an empty house. We promise to notice early, to tell you with photographs and to propose the most sensible solution, even when the solution is to do nothing.
We don't accept every house. If a property is too far away, or needs a presence we cannot guarantee, we tell you at the first conversation.

Questions
Owners' questions.
What is property care for a house in Italy?
It is the continuous care of a property while the owner is away: periodic visits, checks of systems and structure, coordination of maintenance and local professionals, keeping an eye on the house. It is not short-term rental management but the long-term safeguarding of an asset.
Can I entrust you with the house if I live abroad?
Yes: it is the most common reason we exist. Everything happens in writing, by email and WhatsApp, and reports reach you after every visit. The mandate can also be signed remotely.
Who pays the suppliers?
You do, directly. Engagements are made in your name and invoices are addressed to you. We neither collect nor advance payments.
What happens in an emergency?
We call you within 24 hours (4 hours with the Integrale plan), with photographs and a proposal. If there is an active leak or a forced entry, we first make the house safe and call you while we do so, within the €300 threshold set in the mandate.
Why are mandates limited to ten?
Every mandate is handled personally by the founder. Ten is the maximum number of houses one person can follow while truly knowing their systems, their habits and their winters.
Do you deal with property taxes?
No, we do not handle tax filings. We can, however, keep the calendar of deadlines (such as IMU and TARI, the Italian property and waste taxes), collect the documents that arrive at the house and coordinate with your accountant.
