Why it matters
What can happen to a house nobody opens for months.
Almost all damage in an empty house starts silently. A visit every two weeks is usually enough to stop it before it turns into building work.
Water and damp
A fitting weeping under a sink, a blocked gutter, damp rising behind closed shutters. Near the lake, in winter, still air does the rest.
Systems that stop
After a storm the alarm stays off, the boiler locks out, the pool pump stops. It is usually discovered on arrival, the evening before the guests.
A house that looks empty
Shutters always closed and post piling up are a signal. We vary times and openings and check every door, window and gate.
The record
Many policies limit cover for houses left unoccupied for long periods. Regular, dated reports document the state of the house: check with your insurer what your policy requires.
How a visit works
Ninety minutes, always in the same order.
The route never changes from one visit to the next, so nothing is skipped. Every step is documented in the report with a photograph.

Gates, fences, doors, windows, shutters, visible roofing. Anything forced, broken or out of place.

Ceilings, walls, floors, under the sinks. Stains, leaks, smells, insects, signs of rodents.

Fuse board, alarm, heating or cooling as set, router and cameras.

Air and presence
Weather permitting, we air the rooms; we alternate shutters and lights so the house looks lived in.

Faint damp mark on the ceiling, about 15 cm, dry to the touch, below the point where the gutter turns east. Probably blocked after the October rain. Proposal: gutter cleaning by the tinsmith who already knows the house, estimated €120–180, in your name. Awaiting your confirmation.

In plain terms
What is included, what is not.
Property Care is inspection, documentation and coordination. It is not a live-in caretaker or a maintenance company.

Not included
- Repairs. Plumbers, electricians and builders invoice you directly, at their price, after your approval.
- Security guarding. Nobody stays overnight; if needed, we refer you to a security company.
- Cleaning. We coordinate it; the cleaning firm invoices you directly.
- Insurance claims. Our reports document; the claim remains yours or your broker's.
- Rentals. Listings, pricing and guests are a different trade.

Questions about Property Care.
Do I pay anything for the estimate?
No. The estimate is free and does not commit you. After the activation visit we confirm the amount in writing; you pay only once you have accepted it.
How is the price calculated?
Three plans: Essenziale €171 a month for one visit, Continuativo €351 for two, Integrale €665 for one a week. Supplements apply only to houses over 300 m², with annexes, with more than half a hectare of land or more than 50 km from Castiglione del Lago. Activation costs €386 once and includes the Libretto della Casa.
Is there a contract? Can I withdraw?
Yes: a 12-month mandate with power of representation. After the first three months you can withdraw at any time with 30 days' written notice, without penalty. The Libretto della Casa remains yours.
Do I pay when I am staying in the house?
No. You pay only for the months the house is empty, with a minimum of 6 months a year. During your stays you can add Private Concierge.
What happens if you find a problem?
We write and call you within 24 hours (4 hours with Integrale) with photographs, a description and a proposal. If there is an active leak or a forced entry, we first make the house safe, within the €300 threshold set in the mandate.
How long does it take to start?
Usually 7 to 14 days from your confirmation: the time for the activation visit, the handover of keys and codes and the drafting of the Libretto della Casa.
Where is it available?
Within an hour's drive of Castiglione del Lago: Lake Trasimeno, Val di Chiana and the Perugia area with no supplement; Val d'Orcia with a supplement of €30 a month. Beyond that, case by case.
